1. Website information

Our website provides information about our agency, property listings and real estate services. It is general information and does not replace legal, financial, building, planning or other professional advice suited to your circumstances.

These terms do not replace an agency authority, contract of sale, lease or other agreement separately entered into with you. If you are considering a transaction, obtain and review the relevant documents and independent advice before making a decision.

2. Property descriptions, prices and availability

We aim to keep property information accurate and current. Listing availability, prices, inspection times and other details can change. Please contact us to confirm the current information and let us know if you notice an error.

Photographs, floor plans, dimensions, boundary illustrations and maps help describe a property but may not show its current condition or every feature. Measurements described as approximate should be checked. Inspect the property and review the contract, vendor statement and relevant reports before relying on a feature that matters to you.

A website listing is not itself a contract to sell or lease a property. Enquiring or arranging an inspection does not reserve a property or establish an agency appointment. Nothing in these terms excuses misleading statements or removes rights and remedies available under Australian law.

3. School zones and maps

School-zone illustrations and related commentary are indicative only. Boundaries and enrolment arrangements can change and may differ by school year. Check the relevant address and year on Find my School and confirm eligibility with the school or Victorian Department of Education. A property’s location does not guarantee enrolment.

4. Appraisals and enquiries

A market appraisal is an opinion about likely market value based on the information available at the time. It is not a formal valuation or a guarantee of a sale price, timing or result.

Please provide accurate information and only submit details you are entitled to share. An on-screen confirmation means the website has recorded your submission; it does not confirm an appointment or acceptance of an offer. If a matter is urgent, or a submission shows an error, contact the office directly.

Do not submit identity documents, passwords, bank details or payment instructions through ordinary enquiry forms. Contact the office through a known phone number to verify any request involving payments or changes to bank details.

5. Acceptable use

You may browse the site and make genuine enquiries. Do not misuse forms, send spam or unlawful material, impersonate another person, introduce malicious software, interfere with the service, bypass access controls or attempt to obtain private records.

We may take proportionate steps to protect the website and its users, including limiting or blocking abusive requests. This does not restrict any rights you have under law.

6. Website content and third-party services

Website text, branding, photographs and other materials may be protected by intellectual property rights held by us or their respective owners. You may view, print or save material for your personal property research, subject to applicable law. Obtain permission before reproducing or using protected material commercially, unless the law permits that use.

The website includes external links and services such as maps. Their availability and practices are controlled by their providers, and their own terms may apply. Linking to a service does not mean we endorse all its content.

7. Privacy and marketing

Our Privacy Policy explains how website enquiry information is handled and how to request access, correction or make a privacy complaint. Reading these terms or making a property enquiry does not, by itself, constitute consent to newsletter marketing. Newsletter subscription is a separate choice.

8. Availability and your legal rights

We work to keep the website available, but maintenance, network problems and other events can interrupt it. We cannot promise continuous or error-free access. Please contact us if a technical problem prevents you using a service.

Nothing in these terms excludes, restricts or modifies a consumer guarantee, statutory right or remedy that cannot lawfully be excluded, including rights under the Australian Consumer Law. These terms do not impose a blanket exclusion of responsibility for our conduct.

9. Changes and applicable law

We may update website information and these terms. Updates will show an effective date and apply to future website use; they do not retrospectively alter a separate agreement or remove existing rights.

These terms are governed by the laws of Victoria, Australia, subject to any mandatory protections that apply to you. They do not prevent you using a court, tribunal or complaint process available under applicable law.
